SOMIC Packaging acquires 48,000 sq. ft. warehouse to fuel expansion in North America
SOMIC Packaging, Inc. has acquired InverPoint5 from United Properties. The 48,000 sq. ft. Class A warehouse is part of InverPoint Business Park, which was a master-planned, 475,000 sq. ft., five-property project.
Phil Simonet, principal of Forte Real Estate Partners, LLC provided real estate advisory services to SOMIC, completing a thorough analysis of the costs for both owning and leasing. SOMIC chose InverPoint 5, which is located within the InverPoint Business Park, due to the location near its current facility in Eagan, its accessibility to Highways 494 and 55, and close proximity to the MSP International Airport.
The new location SOMIC Packaging began occupying on Oct. 14 will support a strategic expansion of its operations in the United States. The company is a subsidiary of Amerang, Germany-based SOMIC, and is highly respected in the packaging industry for its automated, end-of-line retail ready machines.
SOMIC Packaging began operations in 2014 and has experienced tremendous growth in the last five years. CEO Peter Fox said the new headquarters space will help significantly since the assembly of all new North American machines will now originate at the Inver Grove Heights location.
“The decision to have Forte Real Estate find our new headquarters was based on our experience with Phil Simonet. He was working for another company when we relocated to the Twin Cities from the Chicago area in 2018,” said Fox.
“Phil has the experience and a deep knowledge of the commercial real estate market here. He proved it by finding our office space in Eagan, and he and his team had a good understanding of the wants and needs and future growth of SOMIC Packaging.”
SOMIC took ownership of the building in January and completed a build-out of 10,300 sq. ft of office space on the first floor, and a newly constructed 8,000 sq. ft. second floor mezzanine for future office expansion. The company has consolidated all operations and employees to the InverPoint5 property and will vacate its 14,000 sq. ft. leased facility in Gateway Business Park, 500 Lone Oak Road, Eagan.
Wally Tufvander, Vice President – Project Management, Forte, is overseeing the interior build-out of the new building and was instrumental in helping SOMIC design, price and manage the extensive build-out.
Pope Architects and Jorgenson Construction were the other project partners.
