PFV supply company Schimberg opens first Minnesota warehouse/distribution center with 103,000 sq. ft. Woodbury lease

Schimberg Co., a regional PVF supply company headquartered in Cedar Rapids Iowa, has opened its first Minnesota location with a new lease in Woodbury’s Royal Gateway Commerce Center. The new location will employ 25 to start with future employment growth expected, focusing on distribution, sales, and customer service.
“We have been selling our products into Minnesota for years and servicing our clients from our Cedar Rapids, IA distribution center. With good market demand and a customer service niche, our new Woodbury distribution center will offer great customer service, faster deliveries, and a large inventory of in-stock parts,” said Charlie Schimberg, owner of Schimberg Co. “The Twin Cities market fundamentals are strong, making this market the right place for an expansion.”
The Royal Gateway Building B, 11650 Hudson Rd., was developed in 2023 by Greystar, one of the country’s largest owners of multifamily properties. With this lease, the building is 100% occupied. Schimberg is completing renovations to build 6,000 sq. ft. of office space, an employee break room, a new drive-in door, and a will-call area for contractors.
John Young, vice president – Advisory, Forte Real Estate Partners, represented Schimberg on site selection, site analysis, and lease negotiation on an accelerated timeframe.
“What is most rewarding to me – other than working in depth with Schimberg to identify the right building and agreeing to lease terms – is the fact that these are 25 new jobs coming to the Twin Cities,” said Young. “We’ve been working with them for a few months evaluating their options and when they were ready to make the move, we had three viable options for them to consider.”
The company was able to move racking and inventory upon taking occupancy on March 1, which is when construction started on the improvements. Wally Tufvander, vice president – project management, Forte Real Estate Partners, is managing the construction project. Jorgenson Construction is the general contractor.
“The Forte team has been great with our expedited timeline on both signing the lease and getting the building ready for our team to start work on March 1,” said Schimberg. “We couldn’t be happier to begin a long-term commitment to the Twin Cities market to work more closely with our customers here.”
