Overview

Forte’s project management team obtains competitive quotes for all vendors and qualify the quotes to verify the best value is received for each scope of services.  We handle the time-consuming part of the process and coordinate multiple vendors to reduce taking time away from your staff’s primary job responsibilities.

Challenge

Forte recently completed a project for DAVIS in Eagan, MN.  DAVIS represents the world’s top lighting and controls manufacturers.  Forte interviewed against other firms and was selected as their Real Estate Advisor and Project Manager.  DAVIS moved from an older single-story flex building to an office building closer to the airport.  Our team assisted DAVIS through the entire process of leasing, architect selection, tenant improvement renovations, bidding, and procurement of miscellaneous vendors (AV, IT, Security, Furniture, and Movers).  We were also able to find a building that provided needed loading dock accessible storage space for DAVIS lighting samples and inventory.  Forte delivered a 13,000 square foot Class A+ office suite, with a golf simulator and entertainment area.

Strategy

We are continually searching for ways to add value to our clients.  During the tours of potential suites, we found a company that needed to dispose of their excess furniture inventory.  As part of our Project Management scope of services, we were able to negotiate and procure workstations for the cost of moving.  This saved DAVIS 60-70% versus the cost of new furniture.  DAVIS was also able to take advantage of the work from home environment and moved out of their current building in February 2022. They moved into their new suite in June 2022, saving them significant lease costs that were applied to improvements.
