Forte Secures a Full-Building 30,128 SF Industrial Lease in Eagan

Industrial property at 3109 Neil Armstrong Blvd in Eagan, MN.

Minneapolis (March 4, 2026) – Forte Real Estate Partners has finalized a long-term, full-building lease for the 30,128 square foot industrial property at 3109 Neil Armstrong Blvd in Eagan, Minnesota, marking another strong performance for its real estate advisory and property management teams.

The property, originally acquired with Forte’s guidance in 2007, became available after the owner occupant sold its operating business. The owner again turned to Forte for strategic direction on repositioning the building to maximize long-term value. Phil Simonet-principal, and John Young, CCIM-vice president of Real Estate Advisory at Forte Real Estate Partners developed and executed a plan to bring the asset back to market as a For Lease or For Sale opportunity.

Simonet and Young successfully secured a full-building tenant, H2I Group, a Minneapolis‑based, employee‑owned specialty subcontractor that designs, installs, and services athletic, laboratory, and technical education environments, for a long-term lease commencing Q2, 2026. The transaction ensures a long-term stabilized income and continued strong operating performance for the property. H2I Group was represented by Steve Nelson and Ches Masserano of Hoyt Properties.

As part of this comprehensive solution, the building owner has also retained Forte’s property management and accounting team to oversee building operations and maintenance, and tenant relations. Amy Melchior, CPM-executive vice president of property management, will lead these efforts to further enhance the property’s financial performance.
