Opportunity

Summit Orthopedics identified the western suburbs of the Twin Cities as a critical growth corridor, driven by strong demographics and rising demand for high-quality orthopedic care.  Their objective was to develop a next-generation orthopedic destination that would consolidate services, enhance patient access, and support long-term growth in the northwest metro.

Challenge

  • Identify the optimal site in a highly competitive submarket
  • Balance visibility, accessibility, and long-term growth potential
  • Deliver a purpose-built facility aligned with Summit’s evolving care model
  • Navigate a complex public-private redevelopment within a newly designated TIF district

Strategy

Forte led a comprehensive site selection process, evaluating more than a dozen potential locations across the northwest Twin Cities. Analysis included access patterns, patient origination data, demographics, and development feasibility.

Summit ultimately selected a premier site within The Boulevard, a 75-acre redevelopment of the former Prudential campus led by Scannell Properties and Roers Companies.  The location offered rare opportunity to design and construct an 80,000 square foot orthopedic hub within a transformative mixed-use environment.

Results

The new Plymouth Bass Lake Clinic was designed as a fully integrated orthopedic destination, featuring:

  • Orthopedic Urgent Care (8 a.m.–8 p.m., 7 days a week)
  • Specialty Clinics including overhead throwing, sports medicine, and spine
  • Physical Therapy & Rehabilitation
  • State-of-the-Art Ambulatory Surgery Center
  • Post-Surgical Care Suites

By consolidating comprehensive orthopedic services under one roof, the facility enhances operational efficiencies and elevates the patient experience.

Development Context

The clinic is part of The Boulevard, a 75‑acre mixed‑use redevelopment of the former Prudential campus. The master plan includes:

  • 800 multifamily units
  • 60,000 SF of office
  • 200,000 SF of industrial
  • Retail and additional mixed‑use components

Bordered by I-494, Bass Lake Road, Northwest Boulevard, and Chankahda Trail, the site offers exceptional visibility and regional access. Plymouth’s TIF district designation supports the multi‑phase redevelopment and strengthens the area’s long‑term economic vitality.
