Forte represents Bradshaw & Bryant in 10-year Golden Hills lease

Katie Trevena, senior vice president, Real Estate Advisory – Forte Real Estate Partners, worked with Bradshaw & Bryant, a 15-person law firm, to identify and secure a new 10-year lease on the 5th floor of Golden Hills Office Center, Golden Valley, in less than 3 months. The firm takes occupancy of the space on March 1, 2024.
“Given the time constraints based on our unique situation, we greatly relied on the Forte Real Estate Partners team to navigate us through site selection, lease negotiations and assisted throughout the construction and relocation process. Forte showed extreme professionalism and reliability,” said Mike Bryant-Bradshaw & Bryant.
The law firm which specializes in personal injury and criminal defense, wanted to leverage existing build out with private offices to fit their timing and budget. They had occupied space in Colonnade for nearly 20 years until relocation to a lower floor with less views was proposed by the landlord. By selecting the 191,000 sq. ft. office building, the firm was able to relocate to modern space that accommodates their six lawyers and eight paralegals within the TI allowance from the property owner and operator, Altus Properties, a real estate investment firm based in St. Louis, MO, with offices in Minneapolis and Denver.
“We had to work hard to find potential spaces in West End which is a highly sought-after market. Furthermore, our timing did not allow for a full build to suit and therefore we had to find a space needing minimal improvements to meet the short deadline,” said Trevena.
Wally Tufvander, Forte’s vice president of Project Management, worked with Bradshaw to manage the move, and meet the overall deadline. “We worked diligently to fit plan and price their build out quickly, and fortunately the construction costs were in line with the budget,” said Tufvander.
