Get to Know Forte: 11 Questions with Paul Donovan

1. What sparked your interest in real estate?
My brothers and I started a commercial building maintenance company, which introduced me to the real estate world from the operations side. I loved being around buildings and the people who make them work. After selling that company, I joined United Properties in 2001 to build a tenant representation practice—and I’ve been passionate about helping businesses make smart real estate decisions ever since. That early entrepreneurial experience gave me a deep appreciation for what it takes to run and grow a business, which has shaped how I approach client relationships today.
2. How has your career evolved?
I’ve always gravitated toward service-oriented roles. What began as transaction-focused work—finding and negotiating space for clients—has evolved into a much more strategic advisory role. Today, it’s about helping companies align real estate with their broader business objectives by using data, analytics, and insights to drive smarter decisions. I’ve also had the privilege of leading teams and building a culture where collaboration, trust, and client success come first. That leadership dimension has been one of the most rewarding evolutions in my career.
3. What kind of clients do you enjoy working with?
I’m drawn to forward-thinking companies that view real estate as more than a cost of doing business—it’s a strategic tool that can shape culture, efficiency, and growth. Whether it’s an office relocation, an industrial expansion, or a healthcare build-out, I love helping clients connect space to purpose. The most fulfilling relationships are with clients who are open-minded, collaborative, and see us as true partners in their success.
4. What would you be doing if not working?
Anything outdoors! I’m happiest hiking, biking, skiing, golfing, or fishing—anything that gets me into nature. My dream itinerary would be a summer trip to Glacier National Park followed by winter skiing in Colorado and Utah. Being outside gives me balance, perspective, and energy.
5. How have sports shaped your career?
Team sports taught me the value of collaboration and perseverance early on. Success in sports—and in business—depends on communication, trust, and putting the team before yourself. That mindset carries into my work every day: supporting each other, sharing wins, and staying accountable when challenges arise. I’ve learned that the most successful teams, whether on the field or in an office, are those that truly enjoy playing together.
6. If not in CRE, what would you be doing?
Honestly, probably something very similar to what I’m doing now, leading a company that supports great people. I grew up around Donovan Companies, where I saw firsthand the impact of appreciation and employee-first leadership. Those lessons shaped my approach to Forte. Building a company where people feel valued and empowered is what motivates me most.
7. Favorite Twin Cities hangout?
Southwest Minneapolis tops the list for me—great restaurants, lakes, and trails, all with a strong community vibe. It’s the perfect mix of nature and neighborhood energy.
8. Weekend activities?
Most weekends, you’ll find me outdoors with family and friends—whether that’s on a bike trail, a golf course, or a ski hill. I try to keep weekends focused on quality time and recharging for the week ahead.
9. Nonprofit support?
Constellation Fund is one organization I deeply respect. Their evidence-based approach to fighting poverty across the Twin Cities ensures that every dollar has a measurable impact. Supporting organizations like that reinforces how business and community leadership go hand-in-hand.
10. Most valuable career lesson?
Respect others, communicate clearly, and stay persistent. Relationships and resilience matter more than anything. The deals come and go, but your reputation and how you treat people endure.
11. How do you maintain work-life balance?
It was definitely a challenge earlier in my career, but over time I’ve learned that balance isn’t just nice to have—it’s essential. Making time for family, friends, and personal interests keeps me focused, energized, and better equipped to lead. Balance fuels performance; it doesn’t compete with it.
